A Structural Inspection and a Pre-Purchase Inspection – what’s the difference?

The Pre-Purchase Inspection is more detailed and thorough than the Structural inspection. The Structural inspection covers significant defects which will apply to a ‘Significant Defect’ or ’Building Inspection’ clause in an Offer and Acceptance in compliance with AS4349.1-2007 Appendix A. The first half of our Pre-Purchase inspection is the same as a Structural inspection; the second half goes into fixtures, appliances, and fittings, safety checks, advice on maintenance and is so is usually a more detailed inspection report.

For domestic purposes we recommend Re-Purchase Inspections. On Commercial properties the Structural Inspection is usually more useful.

How Soon Can You Conduct a Building Inspection?

We are fast. Your building inspection can usually be conducted within a few days. To qualify for one of our discounted packages we ask for 3-5 working days notice. Sometimes we have a time slot the next day too. So it is worth a call to find out.

How much does the inspection cost?

The Price List contains the prices of all our inspections.

How long does it take to get a report once the inspection is done?

We are fast. Building reports are generally emailed within 24 hours of the inspection, and we actually aim for the same day as the inspection, but that does depend on timing as well.

How’s payment arranged?

Almost all clients pay by Netbank transfer.  We make it easy. Book your inspection, and we send you the invoice with the report. You pay then by Netbank. We only ask that as we are fast, you can be too, please.

Cash on site during the inspection is also accepted, however, there is no discount.

Who gets the report?

The report is sent to you, via the email address you provide us on the Booking Form, or over the phone. We may send it to a real estate agent or settlement agent if you approve such. If you do not want the report sent to anyone other than yourself that is okay as well.

Do your reports comply with Australian Standards 4349?

Yes, the Termite/Timber Pest reports comply with 4349.3 and of course our Pre-Purchase and Structural reports comply with 4349.1-2007.

Do I pay before the inspection is done?

No. We will invoice you after we submit the report. We ask for swift payment please, though. We do the work quickly, so if you could do the same back, we become grateful to you. But if you need an extension of time on payment, just let us know beforehand and that will be okay too.

What is in the Inspections Package?

Your package will include a Pre-Purchase inspection and a Termite/Timber pest inspection, an Energy Efficiency Report, and the Compliance Report.

How long does an inspection take?

Most Structural/Pre-Purchase inspections usually take around 90 minutes depending on what the access is like, as well as the size of the property and the problems we find and are searching for. But generally, allow for 90 minutes as there is a bit to do. We will let you know before hand if it is more, once you have described the property to us.
